Land Loans Have Rather High Interest Rates

Land loans are not such a tricky business. Not if you are a borrower. Let's say you cannot pay back the loan. What are you going to do? If you do not use the loan's collateral – the land – you could just leave it to the loaner.

Well, if walking away is so easy, getting a land loan is more difficult. Loaners will want to know what type of land you intend to purchase, what are you going to do with your land, whether the land is unimproved or raw and so on. All these factors influence the loan's interests and down payments. Loaners require for raw lands a down payment of up to 50 percent, but, if you do your homework and research a lot online and offline, you should be able to find a loaner that will ask for a lesser down payment.

If you plan to buy a land for construction, getting a loan should be an easy task but if you plan to use a land for something else (for example agriculture) you should show your lender a survey of the land and a plan of improvements. Additionally provide your loaner with easement and access information, as those both will influence your ability to get a loan as well. Usually its best to ask for a loan from the local loaners, as they are more likely to be familiar with the land you want to purchase and may also give you valuable advice on what type of loan is best for you.

Although loans for lands have rather high interest rates, some may generate tax deduction on your income taxes (especially when the land is kept as an investment). This way, investing in a land is not such a bad deal. What you need to do is ask for expert loan advice or get the information you need by browsing the web.
